Pretty significant investment and boost to our local economy if they deliver… I would say this is as significant as the day Pfizer said they were closing and leaving for good. 500+ jobs coming to Terre Haute is a really big deal. Couple that with neighbor Saturn Petcare 200+ jobs and a major expansion underway at Steel Dynamics. A lot of really exciting things going on in Terre Haute and Vigo County.

10-year 100% tax abatement is an awfully good bribe, incentive for a company to locate to a community... and it looks like the Vigo Extortion Economic Development Corp was strategic in their bribes, tax abatements -- both ENTEK and Steel Dynamics bellied up to the bar... Guess Wet Dog & Cat food are currently "sexy" enough to warrant an abatement.

Hope it works out for Terredise and Vigo Co. Hope ENTEK stays for 50+ years!

Meh. Nothing to lose…

You’ve got to sooooo much underutilized land in that south industrial park. Cutting some abatement deals in return for jobs - long term economic growth is a price I’d be willing to pay.

You know - social media has a lot of people who like to just freak the fuck out when we add restaurant or low wage type of business development jobs here in TH.

Then when we had higher paying jobs like this - you can’t suddenly point towards tax abatements. You literally can’t win in that situation. No one is ever happy.

If you can’t be happy for this and look past a 10 year tax abatement then you can’t ever be happy for Terre Haute. It’s not a hard decision - I support this. They’re making the right decisions for the betterment of our community long term.

This is a huge deal for the county. Now we just need to find houses for them to live in.

Tell me what the tax revenues are for Terre Haute and Vigo County are during the next 10 years, no speculation - the legit tax ## from TH and Vigo.

Will it be a good deal? Only the future knows, no one today does; they can calculate it

Will TH and Vigo schools be better? They operate on property taxes. Again, those abated taxes aren't in the coffers - now you can argue, there's no revenue today but let's see what the future holds.

If ENTEK is still in Terre Haute in 25 years, it was likely a very good deal but until then it's an unknown. Retail and Restaurants aren't going to turn around Terredise's fortunes but abatements aren't the magic pill either.

Amazon squeezed tens of millions of abatements from Arlington VA and hundreds of millions from the Commonwealth of Virginia -- too soon to tell that it will be great for Virgina

I follow your logic. I don’t think you questioning it all together is completely out of line by any means. Your point is well taken and one I’ve considered (obviously myself).

4Q respectfully I’m 37 years old next week - I’ve spent all 37 years of my life living literally a mile from Pfizer and the south industrial park. I still live with my parents 🤣🤣 I’m kidding. Kinda.

I’m not an idiot - many will argue and that’s okay. Without the tax abatement, I’m not sure that these companies make this sort of investment into our community. We’ve started to finally see some investment over the past 5 years and tax abatements have been part of that. It’s a price I’m willing to pay. But it doesn’t go without cost.

Honey Creek Fire Dept is a client of mine - it’s addressed in the article you can’t keep adding these massive industrial facilities, jobs, energy, gas etc etc and expect them to be able to keep up God forbid you need them. I think that is being addressed. So certainly I understand your point.

It's about time that Vigo County got with the times. Every town / county worth a damn gives lots of tax abatements. I mentioned tax abatements about a year ago on this board and was completely trashed for it. Now we do it and bam we get 500 new jobs coming here. Amazing how that works.

The only negative for a tax abatement (in Indiana at least) is that some of the workers will be from say Sullivan County, and VC gets no income tax profit from out of county workers. Still it can be assumed that most of the workers will be from / move to Vigo County and pay our taxes. With better paying jobs they will pay more in income taxes and likely improve their property values by moving to / building improved housing. Crying that we won't be getting property taxes anymore from some field that was barely paying anything anyways is small time thinking.

@Sycamorefan96 One of the nice features about this site is you can actually go back and search what was actually said… You know to see if you actually got “trashed”. And turns out you did get trashed but not because you mentioned cities getting long term tax deals - I don’t think you actually referenced them as abatements. https://sycamorepride.com/threads/sobering-story-on-terre-haute-and-near-future.42703/page-3

Terre Haute has been handing out abatements for quite awhile now to try and attract new business. They’ve also done some infrastructure type of investments to make sure utilities and such meet the needs of these prospective businesses. Tax abatements are not a new concept to TH leaders and 96’ it is indeed “amazing how that works” but you didn’t introduce the idea to anyone - I’m sorry to spoil your morning with this… 😂😂

What's that old hippie yarn about "not trusting anyone over 30..." Or is it "not trusting anyone UNDER 30" - looks like you're safe either way.

As long as you're paying your sainted parents RENT, aka Room & Board AND earning your keep around their home - live with them as LONG as you wish!

As I mentioned - there's good/bad about tax abatements - cities and towns just need to look out for the citizens as well as attracting businesses.

LOL! My wife and I recently moved back into my old neighborhood so my parents are like 5 houses down. It's kind of like living with them... I am not sure I will ever be able to do enough for them to have earned my keep. I've been blessed with two of the best.

I think it's all about those companies ability to deliver on the promises they make from an employment standpoint. The other thing with this tax abetments that we probably need to do a much better job with is demanding that the companies use local construction companies by any means necessary. We are lucky in this community to have some of the best construction companies in the state of Indiana - no reason a company getting a tax abatement should be going anywhere else for these buildouts. I know for a fact that Saturn Petcare has been very intentional about using local by any means necessary.

So for me anyway - you use local contracting, you deliver on your investment promise and you deliver on your staffing promise - then give them all the abatements and land they want.

Side question, but have any of the factories that moved into that industrial park left?

It is very, very costly to lift and shift or rip and replace operations so usually once you've got them, unless they go under or are bought out, you've got them.

Other than Pfizer I don't know of any who have left all together on the south side of town. We've had several leave over the years throughout Terre Haute - here is a list and pictures of existing facilities that are available https://terrehauteedc.com/property-listings

Here are properties available for new development https://terrehauteedc.com/greenfield

THEDC is always hosting prospective businesses and showing off these locations - these things just take a lot of time to develop and the competition as anyone can imagine is really really high to try and get these jobs to help spring other economic development.

I just moved 8 months ago and we love our house... But with this new manufacturing facility just being a mile down the road I'm kinda excited about what it does to my houses value. To @meistro point the housing situation in Terre Haute is dire.

To clarify - you're hoping/thinking/expecting your current value to INCREASE b/c of it's proximity to an industrial park?

Yeah. I mean you can’t like see the industrial park from my neighborhood several hundred wooded acres and public walking trails separate my neighborhood from where this plant will be.

When Pfizer left several years ago 3 or 4 houses in this neighborhood went for sale because people got relocated. Proximity definitely should help it among other factors.

Here's what I said.

"There's a lot of counties and cities out there that hardly collect any tax revenue from businesses that move to their town and a lot of them get really good long term deals. These localities are smart enough to realize that if their local residents make more money the area will benefit in many ways. People can afford nicer homes which in return raises property values, people pay more in local income taxes because their income is higher, people have more money to spend which helps the local economy, etc."

-------------------------------------------------------------

Maybe read what I actually said. To be honest I didn't even know the term "abatement" back then, but I knew the basic idea of how localities attract business to their community. My definition quite literally was what an abatement is. Any fifth grader could figure that one out.
In fact I literally said the exact same thing back then that I said today.

Not a bad industry to have move in either. Not one that's likely to lose business and close or move like so many others have.

I read what everyone said… I didn’t say you were wrong then and I’m not saying you are wrong now.

You said, that you were “completely trashed” for having said that in the past so I wanted to see if that was the case. I don’t see where anyone completely trashed you on the point of tax abetments.

I don't necessarily want to go down this rabbit hole and restart WW3, but my complaint was that VC / TH doesn't seem to do much of anything to entice good paying businesses to come here unless a certain person is somehow involved. When I mentioned tax breaks (abatements) and how other communities were doing way better than ours in attracting businesses to come to their town, some posters on here basically acted like I was making stuff up.

Then you get some people that somehow think the school system is going to fail or that we're going to have to raise everyone's taxes because we didn't tell a corporation to go take a hike so that we could keep collecting property taxes on an undeveloped field. Nevermind all the created jobs where the newly hired people are going to be paying taxes. Of course I've been told that living on the dole is / is going to be the new American Dream.
